Planning applications
Applications for extensions, new buildings, changes of use and other work requiring planning permission.
How we can help
We prepare householder, full, new-build, change-of-use and established-use applications, prior notifications, lawful development certificates, discharge of conditions and Section 73 applications.
Householder and full applications
New-build and change-of-use applications
Prior notifications
Discharge of planning conditions
Section 73 and lawful development applications
Every application type under one roof
Whether your project needs a householder application for an extension, a full planning application for a new build, a change of use, a prior notification, a lawful development certificate, a discharge of conditions or a Section 73 application to vary an existing permission, our planning consultants identify the strongest route and prepare the complete submission. We examine every angle and every relevant local policy before recommending the path forward.
Consultant review and senior sign-off
No application leaves our office without a structured review. Your drawings and supporting reports are checked by a planning consultant against current local policy, then signed off by a senior planning consultant before submission to the council. That two-stage review is part of why our approval rate consistently sits above ninety percent.
Fast submission, relentless follow-up
Because our architectural drafting is done in-house, our normal target submission is within 10–12 days of your instruction, with a 48-hour fast-track option when time is critical. After submission we keep chasing: monitoring the application, answering planning officer queries and pushing until the decision is issued. The job does not stop at submission.
Our free re-application promise
In the rare event an application is refused under the agreed scope, we will revise and resubmit it with no additional professional fee. We back our advice, and our priority is always getting your approval over the line.
