Planning permission has been granted for the change of use of the property from a single family dwelling (Use class C3) to a small HMO (Use Class C4) for up to six individuals. During the consultation process, we engaged constructively with the council, addressing issues around character of the area, amenity, and compliance with policy. Following their feedback, the application was amended to clarify the scope of works and demonstrate our commitment to a well-considered scheme.

The approved development includes a rear dormer to make efficient use of roof space, as well as dedicated cycle and refuse storage to meet local standards. These provisions were agreed in dialogue with planning officers and are designed to ensure the property functions effectively while remaining in keeping with its surroundings.

The proposal delivers several benefits. It contributes to the supply of much needed, well managed housing for up to six individuals, supporting local housing objectives and offering affordable options for key workers, young professionals, and students. Cycle storage encourages sustainable transport, while well planned refuse facilities maintain street cleanliness and amenity.

In granting permission, the council has recognised that the change of use and associated works represent a sustainable and balanced form of development, providing quality accommodation, supporting local housing need, and integrating positively with the wider community.
