We are pleased to confirm that approval has been granted for the submission of details pursuant to condition 4 (Flood Resilience), attached to planning permission ref. 2025/0160, originally granted on 26/03/25 for a loft extension and basement. This marks an important step forward in the project, ensuring the development not only meets statutory requirements but also achieves best practice in safety and durability

Our dialogue with the council was constructive throughout the process. Officers raised understandable concerns around the potential for flood risk given the basement element of the scheme. In response, we provided a comprehensive package of technical details demonstrating how the design incorporates flood resilience from the outset.

These measures include the use of resistant building materials, elevated placement of key services, and strategies to manage and mitigate any potential water ingress. By taking this proactive and transparent approach, we were able to secure prompt sign-off, reflecting the council’s confidence in the robustness of the proposed solutions

From a sales perspective, the discharge of this condition is a significant advantage. It demonstrates to prospective buyers and investors that the property has been designed with long-term resilience in mind. A home with certified flood protection offers not only peace of mind but also reduced risks of future disruption and added security for property value. Combined with the additional living space created by the loft extension and the versatility of a modern basement, this development now stands out as a well-considered, future-proofed investment
