This application for a Certificate of lawfulness for the erection of a rear dormer roof extension has now been approved. This confirmation provides formal assurance that the proposed works fall within the parameters of permitted development rights as defined by current planning legislation

Our dialogue with Greenwich Council was constructive throughout the process. During the assessment of the submission, we engaged directly with planning officers to ensure that all aspects of the design were compliant with the general permitted development order. The proposal was carefully prepared to demonstrate that the dormer would not exceed prescribed height limits, would remain within the rear roof plane, and would be finished in materials consistent with existing property. These assurances enabled the council to issue their approval without the need for additional conditions or amendments

The granting of the certificate of lawfulness delivers several key benefits. Firstly, it provides legal certainty to the applicant that the dormer extension can be lawfully carried out without requiring further planning consent. Secondly, it protects the property owner from potential enforcement action, offering long term security for the development. Finally, the certificate enhances the property’s value, as it provides clear documentation for future conveyancing, ensuring transparency for prospective buyers or lenders

In planning terms, it enables the property to be extended and improved in a manner that is fully consistent with local and national planning policy, while also delivering a significant increase in usable internal space. The collaborative approach taken with the council highlights the importance of careful preparation and open dialogue in achieving successful planning outcomes
